CITY OF KYLE, TEXAS

Intermandeco Development Agreement

Meeting Date: 8/1/2017
Date time:
7:00 PM

Subject/Recommendation:

Consideration and possible action as may be appropriate in regards to authorizing the Mayor to execute a Development Agreement for 171 acres bounded by Opal and Roland Lane, currently owned by the Driskell family, with Intermandeco, the proposed developer of the property. ~ James R. Earp, Assistant City Manager

Other Information:

This project is the first major development to occur south of Center Street in a number of years. The Driskell family has 1/2 the property under contract with Intermandeco, who intends to develop a single family residential neighborhood, with a mixture of alley loaded homes, medium sized lot homes, retail services, and multifamily. The Railroad line is on the property's eastern most boundary, and as such, the developer intends to seek the approval of a Planned Improvement District (PID) to fund the improvement of Roland and Opal Lane from 35 to beyond the entrance of the project, and to upgrade both of the rail crossings at each road to a silent crossing. Intermandeco will be a partner in the South Side sewer project, and the projects first major user. In addition, the City of Kyle is committing to working with San Marcos for a temporary sewer solution should the South Side sewer project be delayed.
