Bunton Creek Reserve is a 350 home development located east of Lehman High on Bunton Creek, and east of Bunton Creek (Twin Creeks) development. The home builder is Starlight Homes Texas, LLC (starlight) and they are already working on Phase 1 of three phases.
In 2013, the former developer worked with the Parks Board and staff and proposed a Park Land Dedication plan that would provide a trail head on the northern bank of the Plum Creek Nature Trail at the "4 Points Creek Crossing." This is a spot on the Plum Creek that 4 neighborhoods (Waterleaf, Sunset Ridge, Bunton Creek Village and Bunton Creek Reserve) come together to cross over the creek and access both sides of the trail. The plan then was to have the future home builder build the park improvements on city park land to satisfy the park land dedication requirements.
Today, the home builder is proposing that they dedicate the 0.495 acre lot to the city for the trail head and pay the park land and park development fees to the city so that the city can fund the creek crossing, north and south trail heads and use these funds as match for a future trail grant. The funds from the home builder would total $397,700 to be deposited into the Park Development Fund.
This would be a mirror trail head to the one proposed from Sunset Ridge Phase 2 that would be on the south side of the creek.
Staff supports this proposal.
On May 21, 2018, the Parks Board reviewed the proposed Park Land Dedication plan and voted to recommend it's approval.
